Australian Building Approvals: May 2026 Statistical Report

The Australian Bureau of Statistics has released its building approvals report for May 2026, revealing a complex landscape for the nation's construction sector. The data points to a divergence within the industry, marked by a slight contraction in residential approvals alongside a substantial surge in non-residential development values.

In seasonally adjusted terms, total dwelling unit approvals fell by 1.1% to 17,019 units, following a minor 0.2% decline in April. This contraction was primarily driven by private sector dwellings excluding houses, which fell sharply by 10.4% to 6,034 units. Conversely, approvals for private sector houses showed resilience, rising 2.8% to a total of 10,537 units.

While residential volume slowed, the total value of approved building work increased by 13.6% to $21.07 billion. These overall gains were propelled by a 41.0% jump in non-residential building values, which reached $10.83 billion following a 22.9% expansion the previous month.

The residential sector did not share this upward momentum. The total value of residential approvals dropped 5.7% to $10.24 billion. This decline was concentrated heavily in new residential building, which fell 6.6% to $8.88 billion, while the value of residential alterations and additions remained effectively flat, ticking up just 0.1% to $1.35 billion. 

Geographic Variances 

Building approval patterns varied significantly across Australia's states and territories. In seasonally adjusted terms, South Australia recorded the largest monthly increase in total dwelling approvals with a 10.9% rise to 1,471 units, while Queensland experienced the steepest decline, dropping 8.8% to 3,602 units. When looking at long-term trend estimates, which encompass the territories, the Northern Territory posted the strongest upward trajectory with a 14.5% surge. The Australian Capital Territory (ACT) sat at the opposite end of the spectrum, registering the sharpest trend decline at -12.9%. 

Long-Term Trend Estimates and Data Revisions

Nationally, the overall trend estimate for total dwelling approvals fell 0.5% to 17,423 units. Reflecting a similar stabilization, the trend estimate for the value of total building approvals saw a minor contraction of 0.3%, easing to $17.96 billion.
